COMPANY ORGANIZATION
E.V.K. Enterprises, Inc., is organized into departments each with specialized
responsibilities. These departments are Management, Leasing, Finance/Accounting,
Administration, Development and Maintenance. Each department is headed
by a manager supported by a staff of dedicated professionals in the
particular discipline of that department. (See organizational chart
below). Along with an entrepreneurial spirit that focuses on creating
a unique complement of tenants, our strength is in identifying potential
investment opportunities and developing them to their optimum capability.
EFTHYMIOS V. KALYVAS – President/CEO, is responsible for building
the company into one of the area’s most recognized and respected
development and management firms. With numerous major retail and residential
projects developed since its inception in 1975, E.V.K. Enterprises,
Inc., is identified as an innovative leader in the industry. Immigrating
from Greece, Mr. Kalyvas began the organization with a 42 unit family
apartment community in West Bend, Wisconsin. With fortitude, integrity
and determination, E.V.K. Enterprises now controls and manages 685,612
square feet of rental space throughout the Tampa Bay/St. Petersburg
area.
BILL T. KALYVAS – Vice President, concurrently heads the Development
and Management Divisions of the Corporation. With over 20 years experience,
he has personally overseen the build-out of over 750,000 square feet
of tenant construction covering 277 tenant spaces. Among his other accomplishments,
he is responsible for bringing the company into a close relationship
with local and national government entities which currently lease approximately
44,638 square feet of space.
JAMES E. KALYVAS – Secretary/Treasure, is responsible for the
oversight of the Accounting Department. Primary duties include coordination
of staff work flows to meet deadlines, rent collections, real estate
taxes, payroll, financial review of annual budgets and year-end reconciliations.
Twenty years experience in the industry. Holds a BS Degree in Business
Administration.
Support Staff directly related to the management and leasing of the
properties:
BRIAN WILLIAMSON – Leasing Director, has been involved in commercial
development and office leasing for more than 18 years. Chief responsibilities
include all marketing, client development and Florida real estate leasing.
Member of the Florida Gulf Coast Commercial Association of Realtors.
Holds a BS Degree in Biology.
MICHAEL ELOIAN – Administrative Director, joined the company
in June of 1995. His principal duties include lease renewals, maintaining
close Tenant/Landlord relations, owner accountability, physical maintenance
of the properties, billing, budget compliance and year-end reconciliations.
Has over 12 years experience in commercial and residential properties.
EDWARD CUMMINGS – Maintenance Supervisor, has more than 30 years
experience in the construction and commercial office maintenance industry.
He is responsible for maintenance and upkeep of all properties and supervising
maintenance staff and contractors.
Our team is dedicated to profitable retail performance on all levels;
from in-depth market analysis to “hands-on” management.
Each member clearly understands his responsibilities and takes personal
pride in every undertaking.
MANAGEMENT STRATEGY
Leasing – Because E.V.K. Enterprises has a 25 year track record
as a leading and aggressive developer in Central Florida and a portfolio
of properties with a combined value of over 50 million dollars, we have
access to the top management in national and regional professional and
retail store chains. The relationship that we have developed provides
a high level of exposure for our developments to increase the occupancy
and quality of the existing tenants. Consistent leasing performance
by our experienced staff is proof of their ability to perform. We recognize
that effective leasing is paramount to any successful development investment.
Property Maintenance – Physical appearance and preventive maintenance
are the tangible evidence of how our properties are managed. Our concentration
to preventative maintenance provides an advantage in offsetting costs
should there be a maintenance emergency. This hands-on approach is one
of keys to our success.
Construction and Development – As we are developers and managers,
the full extent of our development expertise is available as a resource.
This is a valuable asset in today’s economy. Construction services
are provided by our Maintenance Supervisor, a licensed contractor, who
provides cost estimates and construction supervision for tenant construction,
major repairs, remodeling or building expansion.
Accounting and Financial – We conduct a full service accounting
reporting system including customized reports, income and cash flow
forecasting, budget preparation, cash management and specialized interim
reporting.
